In Aberdeen, the most accurate way to understand property prices is by looking at local sold‑price data rather than UK‑wide averages. Final sale prices are recorded by Registers of Scotland and can be checked for individual properties through ScotLIS, showing what homes have actually sold for. For local market insight, at ASPC we publish regular house price statistics and detailed housing market reports in partnership with the University of Aberdeen’s Centre for Real Estate Research. Together, ScotLIS data and ASPC reports provide the most reliable and locally relevant picture of the Aberdeen property market.

Preparing for a property valuation

  • Improve first impressions: Tidy and present your home well, declutter rooms, surfaces and hallways.  Tidy the garden, paths and front entrance.  Move bins, bikes and clutter out of sight.
  • Minor fixes should be made where possible: Referring to a Home Report template will give you a good idea of areas to look at for wear and tear.
  • Make a list of any improvements: If you’ve done work to the home, it’s important to mention it, particularly if building work has been involved.

What’s the difference between a solicitor estate agent valuation and a Home Report Valuation?

A solicitor estate agent valuation is an estimate of what your property is likely to sell for in the current market, based on local knowledge, recent sales and buyer demand. A Home Report valuation (which is usually instructed by the solicitor estate agent as part of the process of going on the market for sale), on the other hand, is a formal valuation carried out by an independent chartered surveyor and is a legal requirement when selling a home in Scotland.  The solicitor estate agent valuation helps set a marketing price, while the Home Report valuation is used by buyers and mortgage lenders to confirm the property’s present value for lending purposes.
